Moving to Poinciana? Know what it really costs before you sign a lease or make an offer.
A free 7-page relocation guide from a local REALTOR®. It covers August 2026 prices, the HOA and CDD fees most newcomers miss, real commute times, Florida insurance basics, a rent-vs-buy worksheet and a 30-day move-in checklist.

For renters ready to own and buyers getting serious about Poinciana, whether you're across town or across the country. Not looking for an Airbnb? Good, because APV doesn't allow short-term rentals.
You've seen the listings. A 3-bedroom in Poinciana for under $300K looks like a lot of house for the money.
Then you start asking what the monthly payment really is, and nobody gives you a straight answer.
The list price is only part of it. There's the APV fee, maybe a CDD fee on the tax bill, and Florida insurance that probably costs more than back home. On top of that, there's a homestead deadline that costs you a full year of savings if you miss it.
Most people figure this out after they've made an offer, or after they've signed another 12-month lease. This guide puts it in front of you first.
Here's what you'll know by page 7
What homes are selling for: a $294,000 median in August 2026, about 2.5% under asking, with homes sitting about three months. That means you negotiate for seller-paid closing costs or a rate buydown instead of fighting over price
The two fees that aren't on the listing: mandatory APV dues (bulk internet and cable included) and CDD fees in some newer subdivisions
Osceola side or Polk side: why it matters. Your county sets your tax bill, your school district and where you file homestead
The homestead deadline: close in 2026 and you have until March 1, 2027 to take up to $50,000 off your assessed value. It's on your first-30-days checklist, next to your driver license, registration and hurricane plan
Florida insurance without the surprise: the two inspections that can lower your premium (4-point and wind mitigation), why flood coverage is separate, and when to get your quote
Real drive times: about 20 minutes to the Disney area, 35 to MCO and 30–45 to Orlando jobs, plus SunRail from the Poinciana station and the Poinciana Parkway toll road
How to buy from out of state in 4 steps, including live video tours, a remote closing, and the one wire-fraud rule to never break
Rent first or buy now: a side-by-side worksheet for your real monthly numbers, plus the loan programs to ask about (FHA, VA, Hometown Heroes, DPA, physician loans)

Hi, I'm Bernard
I'm a REALTOR® with LPT Realty and an Accredited Buyer's Representative (ABR®). I've spent about 10 years helping Central Florida families buy and sell, and Poinciana is one of my core markets.
Most of my clients are first-time buyers, renters becoming owners, and people relocating from out of state. I know FHA, VA, Hometown Heroes and down payment assistance well. I work in English and Spanish.
Clients say I'm warm and patient, and that I push them to believe more is possible. My promise is the same one on the back of this guide:
Educated today. Prepared tomorrow. Homeowner forever.

Questions people ask first
- Is it really free?
- Yes. No card, no catch. It's a PDF you can keep.
- Will you call me?
- Not unless you ask. You'll get one short follow-up text or email, and you can ignore it.
- I'm just looking. Is this for me?
- Yes. The guide is meant for people still deciding. Page 6 helps you figure out whether renting first makes more sense.
- I'm a year away. Too early?
- No, this is the right time. A year is enough to check your credit, talk to a lender, and time your move before your lease ends.
- I don't think I can qualify.
- You might be surprised. The guide covers FHA, VA, Hometown Heroes, down payment assistance and physician loans. A licensed lender can tell you what you qualify for.
- Do I have to work with you?
- No. The guide is yours either way. If you want help later, I'm here, en inglés o en español.
